Royal Parks Tower Minamisenju

In 2010, Capbridge acquired a high rise Tokyo apartment building as the first acquisition of an opportunistic joint venture that had been formed with the Baupost Group.

The primary investment rationale was to acquire a high grade asset at pricing based on what was believed to be below-market rents and add value over time.

Capbridge was able to unlock upside in the investment by achieving meaningful reductions in operating expenses while simultaneously increasing rents by 5-10% over a period of three years. The asset was then sold for a significant capital gain.
